Your best bet is to contact your local zoning department and ask them what else you can do with the land.

I’ll take this one step further.
Your local zoning/planning authority will have what they call a “permitted use matrix” for your property’s zoning. It will include dozen & dozens of uses that would be permited.
There have been many before you with property in the same zoning classification & usually the planning authority has a pretty exhaustive list of what previous people have tried to do with their property.
